We believe we are the only agency that provides this level of guarantee baked into a managed service. We recognise the implications to everyone in the chain, emotionally and financially, when, on rare occasion, rent is late or not paid. Our provision, protects your financial model and takes care of legal costs as well as ensuring the rent is covered within a short amount of time.

Referencing & Eligabilty

LifeStyle work with a number of 3rd party providers to ensure that tenants can financially afford the rent of a given property in addition to ensuring that they are legally eligible to apply and have no history of active County Court Judgements or outstanding bad debts. With this peace of mind in place, we are able to provide a rent guarantee policy to cover the rent and subsequent eviction in the event that payments are not made.

Tax & Accountant-Ready Statements

Each and every month we will send you a remittance of all your rental income and any costs that you may have authorised for required maintenance and repairs. At any time you have access to a full statement of account and this is "Double Entry" ready for you or your accountant to process for Tax duties.

Rent Control & Debt Management

With LifeStyle handling rent collection, you are free'd from the awkwardness of dealing direct and dealing with situations such as late rent or relunctance to adhere to statuatory rent increases. We ensure that your property remains an investment and our emotions are based on the law, the tenancy agreement and your rental occupancy. The Importance of Check-In & Check-Out

If you forgive its terminology, Check-In/Out's are an imperative part of letting a property. It's rare for a tenancy to run 100% issue free from start to finish and these processes will document the condition of your property in detail before and after it has been let.

However, written reports are not enough to give a true reflection of the state and condition of the property & a Landlord must be able to demonstrate clear evidence of mis-use or lack of care to claim from the deposit.

LifeStyle has invested in specialist inventory software that enables digital photographic evidence to be recorded against its condition. This software creates specialist reports that are built at the beginning, end and through out the tenancy.

Crucially, the software marry's these reports together to highlight issues and produce a trail of evidence illustrating where damage may have occurred - so that claiming a refund from the tenants deposit is dealt with swiftly and fairly.
